Melanie Breaux focuses on a wide range of real estate transactional work, including the representation of developers, end users, borrowers, and lenders in the sale and acquisition of commercial real estate, as well as the representation of commercial landlords and tenants in connection with retail and warehouse leases across the country. In connection with this representation, Melanie drafts and negotiates a variety of commercial real estate documents, including agreements of sale, reciprocal easement agreements, management agreements, licenses, and development agreements.
Melanie also advises clients on residential real estate transactions. This background, along with her enthusiasm for collaborating with clients and dedication to real estate, has led Melanie to take responsibility for the firm’s ongoing representation of a key client in implementing its nationwide employee relocation program. In this capacity, Melanie regularly interacts with and acts as a liaison between institutional lenders, individual borrowers, title companies, and client representatives, as well as drafting and coordinating all residential mortgage-related documents. In addition, Melanie has experience working with REITs and other large-scale real estate investors on the acquisition, disposition, and financing of large portfolios of properties located throughout the United States.
In addition to real estate work, Melanie has assisted individual clients with basic estate planning issues and documentation, and has administered decedents’ estates.
Melanie began her legal career as an associate in one of the most esteemed large law firm real estate departments in Philadelphia, after which she gained experience at other Philadelphia-area law firms of varied sizes. Prior to attending law school, Melanie enjoyed a career in fiction writing and film in Los Angeles. When not working with clients on their real property or estate planning matters, Melanie can be found managing her own University City rental property or renovating old homes on the Main Line with her husband, son, and daughter.
Melanie earned her undergraduate degree from New York University’s Tisch School of the Arts, and her law degree from the University of Pennsylvania Law School.
